8/4/23:  Our Annual Fall Meeting is Saturday, August 5, 2023 at 10:00 AM, upper ballpark.  Pease see the RLP Meetings page for additional information.

5/31/23:  Our Annual Spring Meeting is Saturday, June 3, 2023 at 10:00 AM, upper ballpark.  Annual dues assessments should have been received in April.  As set forth in Section 6.4 of your Bylaws, dues become delinquent after 10:00 AM on June 3, 2023.  Keep in mind your garbage assessment is included in your total invoice amount and is also due on June 3rd.  You can find the mailed meeting notice and dues invoice (example) on the RLP Meetings page.

Reminder - all watercraft and trailers must be removed from the upper ballpark by the Friday preceding Memorial Day, thus Friday, May 26th.

2022 Notices

Effective 2/2/2021, refuse, recycle, and yard waste (when in season) pickup has moved from Mondays to Tuesdays.  Reference the email sent 1/22/21.  **Clarification - The first recycle pickup has been moved to 2/9/21.  2/23 is the next pickup date, and every two weeks thereafter.**

2019 Notices

9/10/19: OK folks, unfortunately we have a rain delay.  The revised plan is as follows, and as always, weather permitting.

  1. The north side will maintain the original schedule and be done this Thursday. (The forecast is not looking great, but it’s Michigan!)

  2. The south side of the road will now be done next Tuesday , 9/17.  (Delayed as a result of rain on 9/10)

9/8/19: REMINDER:

During the 2019 Fall Annual Meeting the RLPPOA Membership directed the RLPPOA Board of Trustees to investigate minor road repair and surface sealing to continue to preserve our private road system.  After further review and bidding, the Board of Trustees has approved an expenditure of $9000.00 to complete the minor repairs and seal the road surface.  Surface sealing is very important as this prevents water from working into the road surface cracks during the winter, then freezing and popping or delaminating the surface.  We have done surface sealing every few years recently with great success. 

As a result there will be some logistic challenges for a few days, including Runyan Lake Point being only a one lane road from September 10th through September 13th.  Please slow down and watch for your neighbors and any contractors during this time.  It may be necessary to duck into one or more driveways as your enter or exit the subdivision to allow traffic to pass each other. 

For planning purposes, the road work has been scheduled for Tuesday September 10th and Thursday September 12th.  For each phase there is a requirement to stay off the new sealing material for 24 hours.  We apologize in advance for this minor, but necessary inconvenience.

bulletOn the 10th they will be doing the south side of Runyan Lake Point up to Spring Street, and also Spring Street.  Those who have driveway access on the south side of Runyan Lake Point or Spring Street are requested to either obtain consent to park across the street in a neighbor’s driveway or use the ball park for parking and walk home that night.  PLEASE TO NOT DRIVE ACROSS THE NEWLY SEALED SURFACE.
bulletOn the 12th they will be doing the north side of Runyan Lake Point and the portion of Runyan Lake Point around the north side of the ball park.  Those who have driveway access on the north side of Runyan Lake Point or along the north side of the ball park are requested to either obtain consent to park across the street in a neighbor’s driveway or use the ball park for parking and walk home that night.  PLEASE TO NOT DRIVE ACROSS THE NEWLY SEALED SURFACE.
bulletResidents will need to stay off of the new sealing material for 24 hours following application.  The "normal" traffic pattern should return no later than the morning of September 13th, weather permitting.
bulletYou may wish to notify any lawn maintenance or other contractors and perhaps request they reschedule any planned visits during the road sealing dates.

2017 Notices

6/5/17:

During the Spring Annual Meeting, held Saturday, June 3rd, there were requests to communicate three topics to RLPPOA members:

  1. Music at the basketball court area – Music is permitted while playing basketball and other court area activities, but please keep the volume reasonable and the music content appropriate for the young children in the area.  Adult themed music and music with adult language is not acceptable. 
  2. Please take your trash with  you for proper disposal when leaving the court and park areas.
  3. Traffic on Runyan Lake Point – Traffic flow on Runyan Lake Point is in a clockwise direction once you reach the top of the hill, where the road becomes one way.  Please adhere to this traffic flow pattern so we can avoid accidents.  If you see someone driving the wrong way please stop them and advise them of the correct traffic flow.  Please also be reminded the speed limit on Runyan Lake Point is 25 MPH.  There are children in the area so please drive with caution. 

5/31/17:  Our Annual Spring Meeting is Saturday, June 3, 2017 at 10:00 AM, upper ballpark.  Annual dues assessments should have been received the first week of April.  As set forth in Section 6.4 of your Bylaws, dues become delinquent after 10:00 AM on June 3, 2017.  Keep in mind your garbage assessment is included in your total invoice amount and is also due on June 3rd.

6/4/16:  The basketball court donation plaque was discovered missing this morning.  The plaque is approximately 5 x 9 inches in size with names engraved onto it.  If you picked up the plaque or know where it is please contact Hugh Armbruster at 810-629-0068.

2015 Notices

9/10/15:  RLPPOA BASKETBALL COURT PROJECT UPDATE
Thank you to all who contributed to our fund raiser. With the generous donation of their condo by Tony and Ann Severns we raised over $1700 during the Turtle Race weekend, enough to now fully fund the project!

8/17/15:  The RLPPOA is responsible for our community mail boxes, not the post office.  If you lose a key or are having mailbox lock issues, please contact Hugh Armbruster.  If you contact the post office and they change a lock we will no longer have access to your mailbox for future repairs and will not be able to provide a spare key.

7/23/14: Our Annual Fall Meeting is Saturday, August 2, 2014 at 10:00 AM, upper ballpark.   Here is a copy of the Mailed Notice and Dues Invoice.

5/5/14: Our Annual Spring Meeting is Saturday, June 7, 2014 at 10:00 AM, upper ballpark.  Annual dues assessments should have been received the first week of April.  Dues become delinquent after 10:00 AM on June 7, 2014.  Keep in mind your garbage assessment  may be less than the example invoice above if you are a part time resident.  Here is a copy of the Mailed Notice and Dues Invoice.

1/21/14:  We are sorry to report there has been some confusion regarding recycle pick up.  After inquiring today (1/21) to understand why many residents did not have their recycle picked up Monday, we learned the date we were told for the start of recycle services was incorrect.  We believe this is all now understood and under control and we will have this wrinkle in our conversion process resolved with next week's pickup.  Please place your recycle out for collection next week and every other week thereafter and all should be fine.  

Beginning next Monday, recycle will be picked up then and every two weeks thereafter.  So the new recycle pickup schedule through June is:

1/27, 2/10, 2/24, 3/10, 3/24, 4/7, 4/21, 5/5, 5/19, 6/2, 6/16, 6/30. 

We apologize for any inconvenience. 

Recycle services will begin with pick-up on Monday, January 27th. 

 

1/7/14: Recycle collection services scheduled for January 6th have been cancelled due to road and weather conditions and will resume with the next scheduled recycle pick-up on Monday, January 20th.

 

2013 Notices (archive)

Ice Storm Clean-up:  For those of you with downed tree limbs and no place to dispose of them, residents can gather any limbs etc. left over from the ice storm at the ball park on the cement slab (the basketball court and turtle race site) and the Association will arrange to have someone come and grind them up, since there is no yard waste pick-up until spring.

Effective 1/1/2014 the association is providing refuse collection services to all RLPPOA Members to help save our roads!  Participation is mandatory.  Each household will be charged an annual refuse/waste assessment along with your annual dues. 

All existing personal contracts with the various waste collection services should be cancelled effective 1/1/2014.  Additional information will be provided shortly.  Reference the mailed 10/21/13 letter.

Tree Down in Lower Ball Park:  For those not yet aware, on Wednesday afternoon, July 10th, a large oak tree fell in the lower ball park area.  At least two trailers and a pontoon were significantly damaged.  Unfortunately, the majority of trailers in the lower ball park are not in compliance with the RLPPOA Bylaws, Section 8.8:  Trailer Storage on Community Property, which states in part, "……All trailers must be labeled with the homeowner's name. "  Owners of the damaged trailers, therefore, are unable to be identified and contacted.  This is exactly the type of situation which demonstrates the intent and need for trailer identification, as has been discussed at RLPPOA meetings during the last several years.  Please put your last name on your trailer near the winch strap or hitch so you can be contacted if your trailer is damaged or needs to be moved in the future.  Failure to comply with this request may result in enforcement actions specified in Section 8.8 of the RLPPOA Bylaws. 

Regarding the downed tree, please do not attempt to move anything in the area of damaged items until all insurance adjusters of those affected have visited the site and/or have given the "all clear" to remove the tree.  Tree removal personnel have been identified and will begin work when given the go ahead.

New Signs Installed - As requested and authorized during the 2013 Spring General Meeting, two signs warning of children at play have been installed near the entrance to the Point.  Please reduce your speed and drive responsibly to protect your neighbors.

2011 Notices Archive
Entrance Pillars Being Repaired:
  The entrance pillars to Runyan Lake Point are being rebuilt due to mortar failure.  During late October and November (2011) both pillars will be reconstructed from the the ground up.  The use of modern mortar should help with longevity.  A new street sign will also be placed on top of the south pillar.   See the Road Maintenance page for more information and pictures of the progress.

Burning:  Please consider composting or recycling your leaves and grass clippings (through your refuse company) rather than burning them.  Your neighbors will breath easier and the environment will thank you.  Remember - you live in a watershed so burning is bad for the the lake and the environment in general.

Dumping  in the common areas or on private property is strictly prohibited.  This includes grass clippings.
